Gisse Zwölf is an independent apartment building in Gais near Bruneck and complements the services offered by the nearby Hotel Innerhofer. The concept combines independent living in stylishly designed garden apartments with the option of using selected services offered by the partner hotel. Clear architecture, minimalist design and high-quality materials characterise the appearance of the building.

Apartments, design & service options

The units feature spacious living areas, modern kitchens, comfortable bedrooms and private terraces with their own garden area. Large windows ensure bright rooms and a smooth transition between indoor and outdoor areas. Basic amenities include WLAN, TV, parking, storage rooms for sports equipment and charging stations for e-bikes. Optional services such as bread delivery or other services from the Hotel Innerhofer can be booked additionally.

The location of Gisse Zwölf in Gais offers a quiet residential environment and, at the same time, short distances to Bruneck. The Kronplatz region is perfect for hiking, mountain biking and nature experiences in summer, as well as skiing, snowshoeing and cross-country skiing in the cold season. Cycle paths in the Tauferer Ahrntal valley as well as leisure activities and cultural highlights around the town of Bruneck complement the diverse surroundings. Dear Innerhofer family, thank you so much for the wonderful time at Gisse Zwölf and Hotel Innerhofer! We had a truly perfect holiday, made all the more enjoyable not only by the beautiful South Tyrolean landscape but also by the wonderful conversations. Whether it was our arrival or departure, everything was perfect and the food was absolutely delicious! We also enjoyed the spa area and felt very comfortable overall. We're already looking forward to coming back! Many thanks to Agnes, Anna, Carmen, and of course, Edith!

A perfect place on so many levels. It offers incredible comfort and is absolutely fair value for money. The furnishings are modern and very well thought out. Just when you think something's missing, you open a drawer and there it is. The property is spotlessly clean, with lots of digital features. Here, extensive experience in the hotel industry meets modern guest management. From the fresh bread rolls delivered to your door in the morning to the convenient locker for your ski equipment. The biggest plus: the Innerhofer family, with Agnes, Anna, and Carmen, as the faces of the place. We stayed there as a family of four between Christmas and the beginning of January and had a truly wonderful time. And whenever there was a problem, they found a solution. That's what you call excellent hosts. So: an absolute recommendation. If you're going to South Tyrol, then Gisse 12 should be on your list. By the way: the food is also a culinary masterpiece, the amazing dishes they cook up in the kitchen. Oh yes, and the jam! And – oh, there's so much more to say. Just experience it for yourself.

The apartments at Gisse Zwölf offer a perfect combination of modern design, maximum comfort, and a welcoming atmosphere. Everything is furnished to a high standard – from the fully equipped kitchen to the bathroom. The staff is extremely friendly and helpful, and the location is quiet yet central. We were there for winter sports, and the basement provides ample storage for all our sports equipment. There's also a fantastic sauna and spa area. We would love to come back.

We had a wonderful time at Gisse12. Everything we needed was perfect. The place is beautifully decorated, very clean, and new. The food was fantastic, the massages relaxing, and Agnes, Anna, and Carmen were always available and helpful. We'll be back.

We went mountain biking with the Innerhofer family in September. We booked an apartment in the Gisse Zwölf with half board at the Hotel Innerhofer – the perfect combination for us! The Gisse is stunningly beautiful with a comfortable bed, lots of wood and natural stone. The jacuzzi and sauna help you relax after a bike ride or hike . Everything is modern and controlled by room cards; the bike cellar has plenty of space, racks for locking up bikes, and plenty of power outlets for e-bikes. The wall box for charging the car outside the building is also easily activated using the room card. The service from the Innerhofer family and the bike guides was incredibly warm, personal, and everything was well organized. The food is varied, with great Italian cuisine; everything is freshly cooked and very tasty, and there's always something vegetarian to choose from. We highly recommend the Gisse Zwölf and Hotel Innerhofer; the hosts' personal commitment makes you feel at home.

We were there on a family vacation. What can I say? A fantastic vacation apartment with very high-quality furnishings. A fantastic whirlpool and sauna are available in the house. The attached hotel serves excellent food and breakfast, and the hosts are super nice and friendly. We'll definitely be back.
