We are pleased to welcome you during your holidays in South Tyrol in our Residence Nussbaumer***S in Seis am Schlern. In our house, you may have moments full of pleasure together with your family, indulged with the hearty hospitality that distinguishes our house and the numerous services it offers, such as the indoor swimming pool and the sauna area.

Spacious & comfortable flats

Our spacious and comfortable apartments (53–80 m²) are furnished in the typical Tyrolean style and dispose over a a balcony or a terrace exposed to the south with panoramic view, 1-2 bedrooms, a living room, TV, safe, telephone and Internet connection. Every apartment offers a well-equipped kitchen with ceramic glass cooktop, fridge with freezing compartment and dishwasher, as well as a bathroom with bidet, shower or bathtub. Pets are not allowed.

Wellness area & pools

In our residence Nussbaumer you may also find a spa area with indoor swimming pool, various saunas, a whirlpool and a solarium, a garden with swimming pool and sunbathing lawn and a private parking lot. The stop of the bus or Ski-Bus is only 50 m away from our house. The Residence Nussbaumer***S is located in a quiet and sunny position, directly at the foot of the famous Alpe di Siusi. The magnificent natural landscape of the environs surprises you all over the year with unique panoramic views and numerous leisure time activities.

The apartments are impeccably maintained and furnished to a high standard. There's a fantastic indoor pool with a separate whirlpool, as well as an outdoor pool with breathtaking panoramic views. This wasn't our first stay, and it certainly won't be our last! Many thanks to Nicole, Marlies, and Robert for their excellent service.

This is our fourth time here, and every time it's like staying with friends. We love the wonderful, very well-maintained and clean apartment, the fantastic wellness area, and the wonderfully quiet location in the heart of town. We also like that all the shops and many restaurants are within walking distance. Also close to the bus station, so our car can rest for the entire vacation. Particularly noteworthy is the friendliness and helpfulness of Marlies and Nicole, who are always available. Therefore, a clear recommendation and lots of extra stars.

We stayed in the beautiful Residence Nussbaumer apartment for the first time, but definitely not the last! Beautiful apartment with a huge south-facing balcony, very friendly staff! Excellent meat shops and other reasonably priced restaurants are in the immediate vicinity. There are endless hiking opportunities!

We spent our eighth vacation at the Residence Nussbaumer in Siusi and are always delighted when we receive a warm welcome from Marlies and Nicole. The two ensure a perfect vacation, always have great suggestions for new hikes, and are always concerned about their guests' well-being. The vacation apartments are beautifully and spaciously furnished, and the balconies and terraces offer a wonderful view of the garden with the Santner peaks and the Schlern in the background. An outdoor pool, a sauna, and an indoor pool complete the picture. We always feel completely at home here and would gladly return.

Our favorite residence in Siusi We've been returning to Residence Nussbaumer for years, and it's always a sure thing. The location is ideal: in the center of Siusi, with all amenities nearby and the Alpe di Siusi cable car within walking distance. The property is surrounded by greenery with views of the Sciliar mountain. It offers well-maintained and clean apartments, a beautiful garden with playground equipment, and an outdoor and indoor pool. The hospitality is what makes it special: Marlies and Nicole are always kind, helpful, and make you feel like family. A place to return to year after year with joy.
